# Awfis Q2 profit nearly doubles to Rs 30.8 Cr as coworking revenue climbs

Awfis Space Solutions Ltd, the NSE- and BSE-listed flexible workspace company, reported consolidated net profit of Rs 30.8 crore for the September quarter of FY27, up about 93% from Rs 16 crore a year earlier, according to Inc42, Entrackr and ETRealty summaries of the company's results. Operating revenue rose about 20% year on year to roughly Rs 439 crore from about Rs 367 crore. Other income of Rs 25.6 crore took total income to about Rs 464 crore.

Co-working remained the core of the business. Entrackr said co-working contributed over 83% of operating revenue and grew about 22% year on year to Rs 363.6 crore, while construction and fit-out (Transform) contributed Rs 75.2 crore. The company's own release, carried via BSE, put normalised co-working revenue at Rs 376 crore, up 31% year on year, and normalised total revenue at Rs 451 crore, up 26%. Cash EBITDA rose 45% to Rs 49 crore with a 10.8% margin, and management guided for Rs 190-200 crore cash EBITDA for full-year FY27.

On the ground, Awfis said it added six centres in the quarter to reach 254 centres and about 1.74 lakh seats across 18 cities, serving more than 3,700 companies. Portfolio occupancy stood at 76.2%, and centres older than 12 months were at 84.1%. CNBC-TV18 and the company note that more than 105 GCC clients now contribute about 24% of rental revenue, and Awfis has signed a 1,000-plus FTE GCC mandate in Chennai with Phase 1 due in Q4 FY27. About 57% of centres run under the Managed Aggregation model where landlords fund fit-out capex.

For the first half of FY27, Entrackr put operating revenue at Rs 863.6 crore, up 23% year on year. Sequentially, Q2 revenue was roughly flat versus Q1 while profit rose about 28% from Rs 24 crore. Total expenses rose about 15% year on year to Rs 433 crore. Separately, CNBC-TV18 reported that the board deferred transferring the Design and Build business into subsidiary Awfis Transform beyond the earlier December 2026 timeline while administrative steps are completed.
